| Can I buy a home on a work permit? | Often, yes. Canada's ban on residential purchases by non-Canadians runs until January 1, 2027 unless extended, but work permit holders can be exempt if they have at least 183 days left on their permit and own no more than one residential property. Permanent residents are not affected. |

| Is there an extra tax for non-residents? | Nova Scotia charges a 10% non-resident deed transfer tax on homes with 3 or fewer units. If you intend to live here, you can claim an exemption by proving Nova Scotia residency within 12 months (for transfers on or after August 6, 2026). |
| How much down payment do I need? | The legal minimum is 5% of the first $500,000 and 10% of the portion above that, up to $1.5 million. Lenders' newcomer programs may ask for more depending on your status and credit history. |
| I have no Canadian credit history. | Many lenders have newcomer mortgage programs. Proof of income, employment letters, bank statements and international credit references can help. Start building Canadian credit early. |
